A field-guide to Spiti Valley homestays.

Spiti is a cold-desert valley at roughly 3,500 metres, closer in landscape and culture to Tibet or Ladakh than to the green Himachal of Shimla and Manali. There are no big hotels here and no online checkout culture either; the accommodation economy runs on family homestays and small guesthouses in Kaza and the villages around it, which is exactly the kind of inventory Fursat carries. We currently list 28 stays on this circuit: about 15 in Spiti proper (Kaza, Tabo, and villages around them), 7 in the neighbouring Kinnaur valley (Chitkul, Kalpa, Sangla) which most Spiti itineraries pass through, and a handful elsewhere in Himachal on other hill-station routes.

One thing worth saying plainly: Chitkul, Kalpa and Sangla are in Kinnaur, not Spiti. They sit on the same Hindustan-Tibet road loop that most travellers drive to reach Kaza, so we group them on this page, but they are a different valley with a different climate, greener, lower, and open more of the year. Where a stay below is in Kinnaur rather than Spiti itself, we say so.

Fursat's Spiti and Kinnaur stays

The core of the catalog is a cluster of family-run homestays in and around Kaza, Spiti's main town. Standouts include the River view house in Kaza (5.0★, 4 bedrooms sleeping 8, ₹24,000/night for the whole house or ₹6,000/room), the Homestay with Electric Blankets & Home Meals (4.9★, 5 bedrooms, ₹30,000 whole or ₹6,000/room), and a small 1-bedroom guesthouse with Key Monastery views (4.9★, sleeps 3, ₹10,000/night). Further down-valley in Tabo, home of the thousand-year-old monastery, the Stargazing Lodge (4.9★, 6 bedrooms sleeping 12) goes for ₹50,400/night whole or ₹8,400/room.

On the Kinnaur leg: Chitkul, the last inhabited village before the Tibet border, has a Riverside Dome stay with home meals and bonfire (4.8★, 4 rooms at ₹13,600/room, ₹54,400 for the whole property) on the Baspa river. Kalpa, famous for its dead-on view of Kinnaur Kailash across the gorge, has a 5.0★ apple-orchard homestay (₹20,000/night, sleeps 8) and the smaller Himalayan View House (4.9★, 3 bedrooms, ₹9,000 whole or ₹3,000/room). Nearly every listing on this page advertises home-cooked meals, because in Spiti and upper Kinnaur there is often nowhere else to eat, and that is the point. Spiti geography, if you're deciding where to base

Kaza is the obvious base and where most of our listings sit. It is the only town in the valley with ATMs, fuel, mechanics and mobile signal you can rely on, and it puts you within a short drive of the high villages: Key (the monastery on the hill), Kibber, Langza, Hikkim and Komic. If you have one base in Spiti, make it Kaza. Tabo, about two hours down-valley toward Kinnaur, is quieter and lower (around 3,280 metres), built around a mud-walled monastery complex founded in 996 AD, and a sensible first or last night since it eases the altitude curve.

Kinnaur is the green counterpart on the way in from Shimla. Sangla and Chitkul sit up the Baspa side-valley, all rivers, orchards and pine, while Kalpa hangs above the Sutlej with the Kinnaur Kailash massif filling the window. Many travellers do Kinnaur and Spiti as one loop: up through Shimla, Sangla and Kalpa, over into Spiti at Sumdo, out over Kunzum La toward Manali when the pass is open.

Spiti homestay pricing

Most Kaza homestays on Fursat price per room, and the going rate is remarkably consistent: ₹4,800 to ₹6,000 per room per night, meals typically part of the arrangement. A step up gets you newer or better-positioned houses at ₹8,000 to ₹8,400 per room (the family homestay near Kaza at 5.0★, and the Tabo Stargazing Lodge). Whole-house prices span a wide range, from ₹4,800 for a simple 6-bedroom Kaza homestay through ₹24,000-30,000 for the mid-range Kaza houses, up to ₹54,400 for the Chitkul riverside domes and ₹126,000 for the largest Dalhousie farmstay in the wider catalog.

Kinnaur is cheaper at the bottom and pricier at the top: rooms in Kalpa start at ₹3,000, a 3-bedroom house in the Sangla valley is ₹12,000/night (₹4,000/room), and the Chitkul riverside domes are the premium option at ₹13,600 per dome. These are not hotel prices because these are not hotels; you are paying for a room in a working household at 3,500 metres, dinner included, in a valley where everything from gas to vegetables arrives by truck over a mountain pass.

Best time to visit Spiti

The full circuit works from mid-June to late September. Kunzum La, the pass connecting Spiti to Manali, is snowbound roughly November through May, so outside summer you can only enter and exit via the Kinnaur road from Shimla. October is beautiful and bitterly cold at night; by then the poplars have turned gold and the crowds are gone. Winter Spiti (December to February) is a real thing, with clear skies, minus-twenty nights and the best odds anywhere in India of seeing a snow leopard around Kibber, but it is an expedition, not a holiday, and only homestays with proper heating arrangements make sense then.

Whenever you come, respect the altitude. Kaza sits around 3,650 metres and the villages above it top 4,200. The Kinnaur route in is the kind one: it gains height over two or three days instead of throwing you over a 4,500-metre pass on day one. Coming in via Manali, plan a quiet first day in Kaza before driving up to Komic or Langza.

Things to do from a Kaza base

Key Monastery, the postcard image of Spiti, is 30 minutes from Kaza and worth timing for morning prayers. Beyond it, Kibber village borders a wildlife sanctuary known for blue sheep and snow leopards. The high-village loop strings together Langza (the giant Buddha statue and marine fossils in the hills, this was once seafloor), Hikkim (which claims the world's highest post office, send a postcard), and Komic, one of the highest motorable villages anywhere. Down-valley, Dhankar's cliff-perched monastery and the hike to Dhankar lake make a good half day, and the Pin Valley turnoff leads to a greener, wilder side-valley. If you exit via Kunzum La in summer, the detour to Chandratal lake is the standard grand finale. On the Kinnaur leg, the walk from Chitkul along the Baspa river and the suicide-point viewpoint above Kalpa are the two things nobody skips.
