What about what the framework includes?

A planning framework (in effect from 1 November 2021), fire safety standards for STRA dwellings, and the government-run STRA Register. A mandatory code of conduct for the industry applies too, administered by NSW Fair Trading.

What about fees and registration?

- All STRA properties must register on the STRA Register, using a NSW Planning Portal account or a Service NSW login. - Registration fee: AUD 65 for new registrations. - Renewal: annually from the date of original registration, AUD 25, available from 45 days before expiry. Fees are non-refundable. - You receive a STRA Property ID (PID-STRA-XXXX) to display on your online listing. The Portal says it can take up to 24 hours for registration or renewal to update on booking platforms. - Before regis

What about day limits?

Non-hosted STRA is limited to 180 days a year in Greater Sydney, the Ballina area, certain land in Clarence Valley and certain land in Muswellbrook. Bookings of 21 or more consecutive days do not count toward the limit. From 23 September 2024, most of the Byron Shire has a 60 day cap for non-hosted STRA. Hosted STRA has no day limit.

What about fire safety?

The fire safety standard requires, among other things, an evacuation plan and interconnected smoke alarms.

What about what the pages do not state?

They do not cover council-specific development consent conditions, strata by-laws (which can restrict STRA), tax or GST. Check with your council and owners corporation.

Do I need to register a granny flat?

A secondary dwelling is one of the dwelling types that can use the exempt development pathway, so it needs STRA registration if let short-term.

Can an agent register many properties at once?

No. The Portal says bulk registration is not available and each dwelling needs its own fire safety confirmation.

What if I sell the property?

The previous owner deregisters first, after cancelling future bookings. The new owner creates a new property ID.

Is Byron Bay different?

Yes. From 23 September 2024 most of the Byron Shire has a 60 day cap for non-hosted STRA.

What about once you are registered?

Registration makes you legal. Distribution makes you earn.
