What about what the cin is for?

The manual says the BDSR was set up with the Regions and the autonomous provinces of Trento and Bolzano so owners and managers can obtain the CIN, which is to be shown outside the building where the apartment or structure sits and in every advertisement, as provided by Decree-Law 145 of 18 October 2023, article 13-ter.

What about how the request works?

1. Log in at bdsr.ministeroturismo.gov.it and press "Ottieni CIN". Italian residents use SPID or an electronic ID card (CIE). 2. Foreign owners can use a username and password issued by the Ministry after registering and being accredited. The manual says this is not instant, because Ministry staff verify the request, and it uses a two-factor authenticator app. 3. Find your structure. The platform lists structures linked to your tax code, pre-filled with the data your Region already holds. Grey f

What about if your structure is not listed?

If your structure is missing but you already hold the regional CIR code, you can send a "missing structure" report, which goes to your Region for checks. If the Region has not closed it within 30 days, you can still request a CIN in "not verified" status by uploading a document showing the activity has started (for example a SCIA or notice to the competent body) or its reference number. The manual warns that a CIN obtained this way can be revoked after the Region's checks if irregularities are f

What about what the manual does not state?

It does not list fees, fines, safety requirements or the local tourist tax. It also does not say who must hold a CIN beyond referring to the 2023 decree. For regional licensing, the local municipal notice and tax treatment, ask your Region's tourism office and a local accountant.

Do foreign owners need SPID?

No. The manual provides a separate accreditation route for foreign citizens with a username and password from the Ministry, but it takes time because staff verify each request.

Can a property manager request the CIN for me?

A delegate can, if the system holds them as delegate and they upload your signed delegation and a copy of your ID.

The regional identification code. The BDSR filters structures by CIR and uses it for missing-structure reports.

Is there a fee on the BDSR?

The manual mentions none, but it is a user guide, not a fee schedule. Check with the Ministry or your Region.

What about once you are registered?

Registration makes you legal. Distribution makes you earn. If you plan to list on several booking sites, keep one registration number and one calendar in sync across all of them: the free channel manager guide explains how calendar sync works and where it falls short.
