What about what the official pages say?

If you advertise real estate for rent on digital platforms, you must register it in the Registry of Short-Term Lease Properties. AADE's owner guide lists the basic steps:

What about who registers?

The AADE application is where you register your rented property and submit the declaration. The pages do not describe the sign-in credentials you need, so check them with AADE.

What about what the sources do not say?

The pages we could read do not state fees, penalties, the maximum rental length that qualifies as short-term, treatment of companies in tourism, or limits in particular areas. They list a basic guide and user manuals as downloads, but we could only see the titles. The gov.gr page does not mention the Special Operating Sign or municipal permissions. We did not read any Greek Ministry of Tourism page.

Do I need to register if I only list on Airbnb or Booking.com?

Yes. The official wording is that registration applies if you advertise on digital platforms.

Where does the number go?

On every platform where the property is listed.

A declaration for each rental, by the 20th of the month after the tenant leaves, plus an annual finalisation by 28 February.

The guide points to forms E2 and E1. Rates were not read.

What about once you are registered?

Registration makes you legal. Distribution is a separate job. Fursat does not list homes in Greece; our guest stays are in India.
