What about what qualifies?

A meuble de tourisme is a house or apartment offered for rent where the guest has exclusive use, stays for a short time, and no one client stays more than 90 consecutive days in a calendar year. It must contain minimum furniture and equipment, including bedding, shutters or curtains, hob, oven or microwave, fridge with freezer compartment, enough crockery, a table, seats, storage and lighting.

What about steps before you list?

1. Check permissions. In a co-owned building, rules depend on when the co-ownership rules were written (from 21 November 2024 they say whether tourist rentals are allowed). If you rent your home, you need the landlord's written consent. Social housing cannot be sub-let this way. 2. Get a SIRET number. Register on the Insee Sirene directory via the Guichet des formalites des entreprises. The page says this is free. 3. Declare at the town hall if your commune requires it. Most communes do not, but

What about day caps, platforms and fines?

In communes that require registration, a total rental cap applies each calendar year of 90 to 120 days depending on the commune, with exceptions for work, health or force majeure. Exceeding it can bring a civil fine of EUR 10,000. Platforms must display your registration number, ask you for a sworn statement, switch off your ad once the cap is reached, and report rented days to the commune within a month of a request. The 2025 article adds that mayors can fine EUR 10,000 for missing registration

What about duties on each stay?

Collect and pass on any local tourist tax (platforms do it if they handle payment), and have non-French guests fill in a police form kept for six months. Declare rental income to the tax office. Star classification is optional and paid, valid five years, and gives tax benefits.

Do I always need a town hall registration number?

No. The page says most communes require nothing at the town hall, but some do. Ask your mairie.
